Developer Avalon is changing the rules of the game in the market by offering a format for selling fully move-in ready properties. In the Avalon PRIME clubhouse, this is implemented through the ability to view completed apartments and infrastructure, which helps reduce uncertainty and gives a sense of reality and comfort even before moving in. How it will work
A premium product is 80% emotions. For buyers who choose high-end housing, not only characteristics are important, but also the impressions they will receive from living there. Avalon CEO Roman Davymuka explains why the company decided to first complete the construction of the new Avalon PRIME residential complex in Lviv and only then sell apartments.
“These customers want to see and feel the atmosphere of a place with their own eyes, and not imagine it from renders. They want to understand at what angle the sun hits the room or what the interior of the house looks like. The ability to see everything in reality reduces the level of uncertainty,” says Roman.
For the company, the Avalon PRIME clubhouse has become the third premium project in the historical area of Lviv. It is located on the border of the new, modern and infrastructurally developed Lviv and the old historical buildings - in the legendary Kastelivka district, which is one of the cultural centers of the city. This area has retained its originality since the 17th century, when famous architects Ivan Levynskyi and Yulian Zakharevich embodied the concept of a "garden city", which became an example of a modern architectural style. "In our city, the primary market has a very limited offer of real premium housing. And at the same time, buyers actually compare PRIME not with other clubhouses of this class, but primarily with modern country houses and housing in the so-called Polish suites of the 1930s, which, despite the exquisite architecture and high ceilings, are often not adapted to modern technological requirements," notes the CEO of Avalon.
About the architecture and content
The Avalon PRIME building has a stylish design with a dark facade, panoramic windows and spacious balconies with glass balustrades. Architectural solutions include asymmetrical elements and protrusions that give the facade dynamism, while minimalism and functionality emphasize the modern style.
“The main idea of the Avalon PRIME architecture is a play of light and textures. Here, you want to not only see each element, but also feel it by touch,” says Avalon Marketing Director Marta Gerus.
The surroundings of the building are filled with green vegetation, which organically combines modern design with the natural environment. This creates an atmosphere of peace and aesthetic pleasure. “We have equipped a cozy lounge area for residents, where you can enjoy books or just relax,” adds Marta.
The entrance to Avalon PRIME impresses with a spacious designer lobby with concierge service and areas for negotiations. For the convenience of residents, there is a children's room with a Sony PlayStation and a gym equipped with wooden NOHRD exercise machines.
“We want to create a space where aesthetics are combined with comfort. Muted tones, a warm atmosphere and good music allow you to relax not only with your body but also with your soul,” concludes Marta Gerus.
Club atmosphere
Avalon PRIME is a club house where every detail is designed to provide comfort and coziness. Only seven floors and spacious apartments provide silence, privacy and tranquility, as the small number of residents allows you to maintain an atmosphere of intimacy. This format ideally meets the requirements of wealthy clients who are looking for a balance between socialization - convenient common spaces and the opportunity to find like-minded people - and privacy, which is provided by controlled access and a limited number of neighbors.
One of the special advantages of the house are three-story penthouses with an area of from 260 to 400 sq m. The first two levels occupy the living space, and the third is a spacious exploited terrace, where you can enjoy the view or create a cozy space for relaxation. A private elevator connecting all levels adds even more comfort and convenience.
But, perhaps, the main highlight of the penthouses are the views that open from the windows. “The panorama of ancient Lviv and the greenery of the parks are so captivating that every time you fall in love with this city all over again,” shares Marta Gerus.
About demand
The business model for selling ready-made premium housing is not universal for every developer, notes Roman Davymuka. The Avalon PRIME project was implemented mainly at the expense of the group’s own funds. “There is always an appetite for risk in investments – this is our willingness to invest resources, taking into account uncertainty, especially in the conditions of today’s instability and war,” explains Roman. – But if there is free capital, then thanks to the growth in housing prices and the increase in margins, we get a much higher return.”
The bet on selling ready-made premium housing in Avalon has paid off: more than half of the apartments in Avalon PRIME have already been purchased. The apartments are sold in an adapted White Box format, which includes a ready-made screed, plastering of walls, laying of utilities and installation of underfloor heating.
“In the next projects, we plan to move to open layouts so that residents can create their own vision of the interior,” he adds.
As for the locations for the new premium Avalon complexes, the exact addresses have not yet been disclosed. It is only known that they will be located in Lviv’s microdistricts near the center. “We already have clients waiting for the next project. They chose this area because they grew up here and are used to living nearby. They have been waiting for it since the sale of our first premium property,” adds Roman.
