Avalon Magnolia is a joint project of Avalon and Vash Dim, the construction of which began at 154 Pasichna Street in Lviv. This location is one of the highlights of the project: 550 m from it is Vynnyky Forest, and within walking distance is the infrastructure of a modern city. This is a home where every day begins with a feeling of lightness.

We tell you why this project is unique and what it offers to future residents.

In the city and in nature

The Avalon Magnolia business-class residential complex continues the tradition and complements the collection of Magnolia and Magnolia Spring projects, previously implemented by Vash Dim.

“Expanding the project portfolio is a strategic step for Avalon. Avalon Magnolia ideally complemented our portfolio, offering business class in a dynamically developing location. This project creates additional value for the market, and together with the comfort-class Avalon Terra project, which became the first joint project after the merger with the company “Vash Dim”, it forms a diverse offer for our clients in this area,” says Avalon CEO Roman Davymuka.

The project of the complex, developed by the architectural bureau ININ bureau A&D, is about the synergy of modern architecture and nature. The shades of materials imitate the surrounding nature, and the rhythmic forms give a feeling of peace and comfort.

The architectural forms of the Avalon Magnolia complex are thought out as naturally as possible. For example, the apartments on the first floors have patios, separated from the active areas by greenery. And the general shape of the buildings is designed to provide a more terraced outline on the upper floors.

The concept of the development of the residential complex was developed by the Urbanideas studio, which is one of the leaders in the industry, whose projects are recognized internationally.

The space of the courtyards of the residential complex will be maximally saturated with green spaces. Plants were chosen taking into account seasonality, so that even in winter residents could see bright colors.

“The highlight of one of the courtyards was the “rain garden” – an innovative element of landscaping. This is a space that naturally collects rainwater, which at the same time creates an aesthetic accent and a zone that is useful for the environment. It is not only a functional part of the courtyard, but also a place that attracts residents,” says Kateryna Kovalchuk, head of architectural projects at Avalon.

Space for everyone

The Avalon Magnolia residential complex consists of six construction phases and 14 residential sections: seven “Your Home” sections and seven – Avalon. The maximum height of the buildings is six floors, which creates a comfortable, human-centric scale of space.

The courtyard has interactive zones for residents of all ages and preferences: active playgrounds, quiet areas for walks, places for relaxation and communication in the fresh air.

A house is not only about beauty, but also about everyday comfort. For this purpose, charging stations for electric cars and a shelter are planned in the underground parking lot of the Avalon Magnolia residential complex.

The houses will also have uninterrupted power supply, which will ensure the operation of elevators, water pumps, and emergency lighting in common areas and parking lots during power outages.

The elevators in the building will be larger than standard ones - this is convenient for delivering furniture, lifting wheelchairs and bicycles.

“Avalon Magnolia focuses on future residents and their everyday lives, every step of the complex is thought out to the smallest detail. This residential complex is about maximum functionality and comfort. We emphasize spaces for recreation - from natural landscaping to terraces in each apartment, as well as apartment planning and high-quality architectural solutions for facades,” comments Kateryna Kovalchuk.

The residential complex is focused on young families, families with children and animals, who are looking for a space that will be not only housing, but also an inspiration for life. This is also facilitated by the advantageous location - an extensive modern infrastructure that is developing, huge park and forest areas.

“Clients have the opportunity to receive all the benefits of country life, while remaining in the environment of developed urban and business infrastructure,” says Yaroslav Voznyak, Director of the Avalon Sales Department.

Privacy and convenience

The basis of the project was convenient planning solutions for apartments, where every square meter is thought out to the smallest detail: there are dressing rooms, guest and private bathrooms in the bedrooms, optimally placed partitions, decorated with gypsum plaster, so that residents avoid unnecessary costs for redevelopment.

The space is thought out with proportions and comfort in mind: spacious living rooms, 3-meter high ceilings in a finished finish - all this makes each apartment cozy and functional.

“The complex offers one-, two- and three-room apartments of various configurations and areas. Clients have the opportunity to choose the ideal layout that suits their lifestyle - from small studios to spacious family apartments,” says Yaroslav Voznyak, Director of Avalon Sales Department.

The apartments are complemented by spacious summer rooms - terraces and balconies. Their sizes allow you to comfortably place outdoor furniture and turn these areas into wonderful places to relax in the warm season. Birdsong, clean air, sunshine and a good mood are what start the day at Avalon Magnolia, a home for those who appreciate the real thing.

“We have carefully analyzed every detail to further integrate innovations and conveniences that meet the realities of today into everyday life. The complex combines time-tested advantages with modern solutions that meet the requirements of a comfortable, safe and innovative life,” says Roman Davymuka, CEO of Avalon.

In Lviv, he adds, clients have high demands on the quality of housing. They are looking not just for square meters, but for a holistic concept: a convenient location, developed infrastructure, proximity to parks and a harmonious environment.

Such requirements significantly exceed the standard approach to housing construction. That is why the business-class segment is consistently showing demand, says Roman Davymuka.

“At Avalon, we focus on creating residential complexes that not only meet modern needs, but also set new standards. Our experience shows that even in turbulent times, quality real estate will always find its client,” emphasizes the company’s CEO.

Infrastructure from proven partners

Today, it is difficult to imagine a residential complex without shops, cafes and other services needed every day. That is why Avalon is forming a list of proven partners who already occupy most of the commercial space in its projects, says Yaroslav Voznyak.

Such a policy allows you to create the most convenient and functional infrastructure for residents and strengthen the environment itself, adding to the premises of the residential complex exactly those commercial functions that the area lacks.

“Filling with infrastructure occurs in parallel with the implementation of the project and we will share the latest information about this with our clients, because we always make sure that the objects that appear on the territory of our residential complexes meet the expectations of clients and harmoniously complement the concept of the project,” says Yaroslav Voznyak.

In addition to the Avalon Magnolia residential complex’s own commercial infrastructure, residents have cafes, restaurants, shops, schools, and kindergartens within walking distance.

The construction of the Avalon Magnolia residential complex at 154 Pasichna Street in Lviv is planned to be completed in 2026. Soon, future residents will be able to say: “I’m home.”

Additional benefits

Avalon customers can expect not only comfort, aesthetics, and a developed infrastructure, but also convenient payment terms when purchasing a home.

“We understand the current challenges of the market and offer flexible terms of deferral, adapted to the needs of the client. The minimum down payment is from 10%, and the deferral continues until the project is commissioned,” says the Avalon sales director.

The company works to ensure that each payment schedule is as comfortable as possible for customers. They always look for a compromise option for both parties.
