A few years ago, a person bought an apartment - square meters in a house. Today, they are looking for a place where they can live fully. This is not just a change in rhetoric. This is a transformation of the market.
and in the last two years, on the real estate market in Lviv and in Ukraine as a whole, we have observed a shift in buyer behavior:
• more than 60% of developers' clients pay attention not only to the area of the apartments, but also to the structure of the functional areas of the complex
• there is a growing interest in infrastructure solutions inside the residential complex (coworking spaces, spa areas, lobbies, places for holding events);
• the cost of a square meter is no longer the only marker of quality - the emotional value and life scenarios that the space allows for are becoming more important.
This means that development is no longer about "building a residential complex." It is about developing an environment: multifunctional, intuitive, flexible.
We are currently seeing an increased demand for:
• internal privacy even in apartment buildings;
• space for working at home or within the complex (coworking spaces, libraries, acoustic rooms);
• safe social points – places where you can feel the community, but not lose your personal touch;
• wellness components, as a response to the general trend of mental and physical balance.
These changes are relevant not only for the premium segment – they are gradually becoming basic expectations in the business class. The market is changing from the bottom up: it is not the developer who dictates the product, but the person who dictates the life scenario for which we create the environment.
When we started the Avalon Magnolia project, we were not creating “another business-class house”. We were responding to a new need – to live in the city without losing ourselves.
Magnolia is an attempt to build a living space that does not interfere with living, but opens up possibilities:
• for relaxation - spa, hay room, gym, silence in the middle of nature;
• for work - coworking and a library with soundproofing;
• for leisure - an exploited roof, a private cinema, a lobby bar.
Everything is within the framework of one ecosystem, where the private and the social do not conflict. Where space is a service, not just an area. In 2025, housing is not just an investment. It is a daily quality of life.
