Avalon in LUN’s Quarterly Report: What Drives Housing Choices Today

LUN has published its quarterly real estate market report for the second quarter of 2026, analyzing trends in Ukraine’s primary and secondary housing markets as well as the rental market. Marta Gerus, Director of Marketing and Sales at Avalon, provided expert commentary for the study.

 

The report notes a continued shift in development activity toward western Ukraine. Western regions are showing some of the highest rates of price growth, and Lviv remains the leader in terms of housing costs in the primary market. As of July 1, the median price per square meter in new buildings in Lviv was 67,500 UAH, or $1,500. Year-over-year, it rose by 14% in hryvnia and 7% in dollars.

At the same time, supply is expanding. In early July, apartments were offered in 151 residential complexes in Lviv—9% more than last year. Lviv Oblast also topped the regional ranking for the number of new sales launches: during the first half of 2026, 31 new residential complexes were brought to market. By comparison, sales began in 20 complexes in the Kyiv region during this period.

 

At the same time, over the past four quarters, 4,630 apartments were commissioned in Lviv—26% fewer than a year earlier. Against the backdrop of a decline in the supply of completed housing, affordability remains a challenge: a one-bedroom apartment on the primary market costs an average of 3.1 million UAH, while the down payment under the “eOselya” program amounts to 838,000 UAH—the equivalent of more than two years of average earnings in the city.

Under these conditions, the decision to purchase becomes more carefully considered. Buyers evaluate not only the square footage, price, and location, but also how well the project will meet their needs in a few years. The building’s operational reliability, safety, accessibility, the amenities in the surrounding area, and the quality of daily life come to the forefront.

 

As Marta Gerus noted, consumer behavior has changed significantly in recent years: today, people are increasingly choosing a lifestyle rather than just a single apartment. Energy independence, safety, and inclusivity are already becoming basic requirements. Instead, competitive advantage is driven by services, public spaces, landscaping, infrastructure, and the ability to handle daily errands within one’s neighborhood.

This is also changing the role of the developer. A modern residential complex must be an integrated part of the city, not an isolated cluster of buildings. Its value is determined by its connections to the surrounding development, pedestrian routes, accessibility, landscaping, the functional use of the ground floors, and the balance between private and shared spaces.
